The Pricing Manager is responsible for planning, implementation, and ongoing management of Venterra’s price
optimization programs. This includes setting pricing for apartment homes, rentable items, and resident fees. The
ideal candidate will have multifamily operations experience, multifamily industry financial acumen, and several
years’ experience in a portfolio pricing capacity utilizing YieldStar Pricing Models.
Driving the strategic application of existing revenue programs, The Pricing Manager assumes the subject matter
expert role on all elements of pricing including:
Using complex methodology to perform detailed floor plan pricing analysis on all properties within the YieldStar Price Optimization model.
Generate, review, adjust, and lock renewal pricing for all apartment homes on a weekly basis.
Routinely monitor, adjust, and report on YieldStar parameters utilizing model behavior knowledge to align YieldStar model parameters with asset strategy.
Revenue program implementation including data audits, YieldStar set up, amenity set up, and rentable item set up on new acquisitions.
Develop and maintain rentable item pricing processes with heavy focus on rentable revenue optimization.
Assume the gatekeeper role for app/admin/deposit fee settings utilizing fee discount campaigns vs. rent erosion to drive leasing velocity when appropriate.
Frequently communicate with operational and regional teams on matters of pricing, leasing, and revenue performance.
Conduct market and competitor research to aide pricing efforts, drive strategic discussions, and supplement performance reviews.
Monitor asset rent and occupancy performance, routinely recommending strategic and tactical resolution to performance issues.
Participate in property revenue meetings with other members of the operations team and provide meeting commentary on pricing performance and strategic direction.
Develop and produce various elements of data analysis, pricing reporting, and investor rent reporting.
Develop sales and leasing training material as it pertains to price optimization processes.
BA in Finance, Business Administration, Real Estate or related field (advanced degree preferred).
Analytical skillset with experience in MS Excel, Powerpoint, SQL Server.
Multifamily Real Estate operations experience.
Experience with apartment price optimization systems, preferably YieldStar.
