Zoning Plans Reviewer:This is para-professional technical work reviewing permit applications for compliance with the Sarasota County Zoning Ordinance. This position is responsible for handling of customer walk-ins in a continuing effort to provide quality customer service, in addition to reviewing permit plans for adherence to the Zoning Ordinance, assisting in initial meetings regarding variance submittals to the Board of Zoning Appeals, performing Site & Development and Rezone/Special Exception reviews. In addition, as part of our continued Economic Development focus, position will provide assistance with research for amendments to the Zoning Ordinance.
Reviews permit plans to ensure compliance with applicable Federal, State and County laws, ordinances, and regulations, to include determination of flood zones, zoning districts, coastal construction zones, gulf beach setback lines, property identification numbers and addresses.
Provides excellent customer service and responds to information requests for customer walk-ins, telephone calls, and emails relating to interpretation of Zoning Ordinance related to zoning districts, permitted land uses, setback and development standards information.
Reviews site and development plans, rezone and special exception petition applications. Researches Board of Zoning Appeals applications for variance requests, in addition to other research needed to assist in code amendment development.
Minimum Qualifications:A High School Diploma or equivalent and 2 – 5 years experience in Zoning Plans Review. College course work (equivalent to 30 semester credit hours or an Associate’s Degree) in planning, engineering or other related field experience may be substituted for the experience. Possession of a valid Florida Driver's License.
Preferred Qualifications:Basic understanding of Federal, State and County zoning laws, ordinances and regulations. In addition, basic knowledge of legal descriptions; ability to read engineering and architect scales; ability to read/interpret basic maps, plans aerials, and other related documents; ability to interpret and apply moderately complex principles, policies, practices; demonstration of accuracy, thoroughness, effectiveness and ability to meet deadlines; ability to learn quickly and be open to change, ability to prioritize assignments; recognition of sensitive topics and maintain confidentiality, and ability to be an active and productive member of a work group.
Job Based Competencies:Basic knowledge of Outlook, Word and Excel; proficient in County’s Land Information Management System, familiar with GIS.
